Holy Crap!

I got a house!!


I went to see the contender house again today during my lunch hour. Most of the tenants' stuff had been cleared out (except their two lovely Great Danes that wanted tons of pettings - and she's pregnant, if anyone's looking for a puppy that will become a small horse), and the owners had obviously worked on getting the carpets (mostly) cleaned. The house needs work, but it's the kind of work I'm happy to do, and it's the square footage and extra living that I'm looking for. I talked with my agent after the showing and she contacted the listing agent with a verbal offer. That person took it to the owners, they countered, my agent called me while I was on my way back to work from my usual bank run, and I GOT A HOUSE!

It's under verbal contract, which means technically they can still let other people see it and accept other offers, and with tomorrow being a Saturday and a busy day for people looking for a house I have some honest nerves and feel like standing in front of the door with a pitchfork. I'm running to class and my agent has to work this evening, so I'll be signing the official contract either late tonight or first thing in the morning and cross my fingers no one else tries to sneak an offer in while I'm sleeping.

I've already lined up the insurance (no previous claims came up, versus two water damage claims that came up on the previous house offer), and I have to call the inspector back after cancelling yesterday. They're going to think I'm nuts.

Yes, I'm more than a bit giddy at the moment and SOOOOO ready to sign some paperwork.

Now for the inspection and appraisal period.
